   Welcome. I consult on the USDA FmHA (Farmers Home Administration), Rural Development, Rural Housing Service Section 515 Rural Rental Housing program, which provides affordable rental housing for moderate, low and very-low income families and the elderly.

Since 1988, I have consulted with owners, developers and managers of 515 projects on many issues, including:
— resolving project issues through Workout
     Plans, improved budgets, etc.
— resolving issues with the Agency
— appealing adverse Agency decisions,
     including OIG Audit findings
— transferring projects (sale or acquisition)
— analyzing equity in projects for Agency
     prepayment incentives
— prepaying projects and taking them out of
     the program.
